Transparent calculation

BuildMeter converts every input to a consistent internal unit, applies the selected allowance, and rounds products up to whole purchasable units.

Order area = installation area × (1 + base waste + pattern waste). Boxes and adhesive bags are rounded up from their entered coverage rates.

How to use this estimate in a real project

Use this calculator to estimate pattern-adjusted tile order area. It supports measurement, purchasing and preliminary budgeting, but it does not select assemblies, products, code details or installation methods for the project.

Calculation steps

  1. 1Measure each project section separately and keep every input in one unit system.
  2. 2Enter the verified values for net area, layout pattern and cutting allowance.
  3. 3Review the raw measured result before applying waste, overlap, labor or price assumptions.
  4. 4Apply one documented allowance, then divide by the exact package yield or stock length and round up only at the purchasing stage.

Worked numerical example

A 240 ft² floor with a 12% pattern allowance requires 268.8 ft² of tile coverage before rounding to full cartons.

Purchasing and rounding

Apply the selected pattern waste percentage to net tile area, then round the adjusted area to full cartons using the exact carton coverage. Keep attic stock or future-repair tile as a deliberate extra quantity rather than silently increasing the waste percentage.

Interpret the result

The result separates measured tile area from pattern-adjusted purchase area. Higher pattern allowances reflect cuts and layout loss, not a larger room; carton rounding can add another small increase beyond the calculated waste allowance.
